Investment Property Financing Loosens Up

There are many new and exciting programs for the those looking to finance investment properties.

Until recently the only option for investors who had difficulties qualifying under traditional guidelines were “hard money” loans.  Hard Money loans often come with higher interest rates and upfront points.

Now we are seeing a resurgence of lenders willing to lend on investment properties with more flexible underwriting.

Notably, here are some of the highlights that these programs include:

  • NO income or employment verification needed.
  • Verification of assets used to close only.   No extra reserves required
  • NO maximum number of financed properties
  • Shorter periods since derogatory credit events such as Foreclosure or Bankruptcy
  • Interest Only Options
  • Lower credit  scores

Typically using more flexible guidelines on an investment property will mean an increase to the interest rate but still I find it substantially lower than the rates of hard money loans.
